1. Your Real Estate Agent needs to be able to FULLY represent YOU.

If you are buying a home without a Buyer's Agent, not only are you missing all the great benefits of using an Agent (see below), but most likely you will be "represented" by the Agent selling the home. In this situation, this Listing Agent will not be allowed, by law, to represent you in the same thorough way as a dedicated Buyer's Agent would. Email me for more information on Dual Agency.

2. The homes you preview and the home you ultimately purchase are greatly influenced by what Real Estate Agent you are working with:

If your Agent is unaware of that perfect neighborhood for you, you probably won't discover it until after you've moved and get to know the area. Very unfortunate! As your Agent, I will make sure that we have exercised ALL options which will work for you, based on your criteria. We'll take out a map together and make sure nothing is missed.

3. Your Real Estate transaction is only as solid and favorable (to you) as your Agent makes it. Your Agent writes your contract and is the person representing you in the transaction:

  • How savvy is your Agent, does he really know what he is doing?
  • Is your Agent easily confused by or scared of legal contracts?
  • Are the terms of the contract written for your needs?
  • What items have been negotiated on your behalf?
  • Are all the contingencies written on your behalf?
  • Can your Agent explain all the Legalities to you?

4. Your Agent should be well versed about residential construction:

  • Does he know a minor issue from a major issue?
  • Can he estimate the cost of a repair or modification?
  • Does he understand good vs. questionable or bad construction?
  • Does he understand grading and water management?
  • Can he tell you when to just walk away and why?

5. Your Agent needs to be knowledgeable about Metro Atlanta:

  • What are the commutes?
  • What are the taxes?
  • What does a community have to offer?
  • What's available for the kids?
  • How will your home perform as a future resale?
