Q: How much will my house sell for and how long will it take? This can only be accurately answered via a CMA, or Comparative Market Analysis. You will find web sites with forms designed to collect information and generate some sort of automated CMA. However, these are widely inaccurate.
To produce a true CMA, a Realtor must research and analyze all the recently listed, pending and sold comparables and build a fact-based scenario, based on current market conditions. To request a true CMA, one that will be as thorough and accurate as possible, I simply need the address of your home to get started.
Q: How do I best position my home for a quick sale? This is best answered in person, after walking the home with you. But in general, your home needs to be as uncluttered, open, and neutral as possible, so it can appeal to a wide audience of buyers. See the Home Seller Guides to the right.
Q: What is our Marketing Plan to sell your house? Web Marketing- According to a 2006 National Association of Realtors study, over 90% of all Home Buyers are using the Internet to search for homes. If you want to get your home in front of today's Home Buyers, you need a comprehensive internet strategy, like I offer you. Your home will be listed on our network of web sites that in total, generate over 150,000 hits per MONTH.... just a little bit better than typical yard sign traffic.
Print Advertising - We do very little "old school" print advertising because over 10 years of print advertising has resulted in nearly zero business. How many tiny classified ads will you look at while searching for your next home?
MLS and Realtor Exposure - This includes listing in both the FMLS and GAMLS as well as cross promotion on all our partner websites.
Standard REALTOR© Marketing - This includes the Yard Sign, Information Box, Pre-recorded information number, Virtual Tours, Brochures, and Web Site rider.
New Listing Postcards - We target several move-up neighborhoods and mail out postcards announcing your listing.
Communication - We follow up on all showings of your home. We also stay in constant contact, reviewing and adjusting the marketing plan if warranted.
